  • The Foston premises represent more than seven times Utopia’s original approximately 18,000 ft² footprint from 2020.
  • Utopia added 19,000 ft² at Coningsby Business Park four months after its initial 2020 occupation.
  • Utopia relocated to a 54,000 ft² unit at D54, Indurent Park Derby in December 2024.

Utopia Brands has signed a 10-year lease for 129,139 ft² at Indurent 129, Dove Valley Park in Foston, Derbyshire, more than seven times the footprint it first occupied in 2020.

The premises amount to about three acres of warehouse and distribution space within a strategically positioned Midlands logistics hub. Indurent acquired Dove Valley Park in September 2025 and has undertaken a comprehensive refurbishment to bring the building to high specification, with works due to finish in the coming weeks. Indurent disclosed neither the deal value nor annual rent.

A footprint built in stages

Utopia first entered Indurent’s portfolio in 2020, taking approximately 18,000 ft² in Unit 1 at Coningsby Business Park, Peterborough. Four months later, it expanded into Units 2 and 3, adding 19,000 ft² to support growing customer demand. That lifted its combined Peterborough space to roughly 37,000 ft², more than double the initial occupation.

In December 2024, the company relocated to a 54,000 ft² unit at D54, Indurent Park Derby. Dove Valley Park offers 75,139 ft² more floor area than that Derby unit, or about 2.4 times its size. The announcement does not say whether Foston replaces Derby or adds to the portfolio, a distinction that matters to any current distribution operation.

What does the lease change for shippers and logistics providers?

For shippers, the lease creates a larger base of warehouse and distribution capacity for Utopia’s next expansion phase, once refurbishment is complete. For forwarders, that may eventually produce more transport to plan around, if Utopia outsources the work. For carriers, the release names no lane, service, vehicle type or freight volume. More square footage, not yet a new freight promise.

The announcement also omits a move-in date, product range, staffing plan and annual throughput. It identifies no port, road corridor, carrier or logistics contractor. Freight buyers therefore have no disclosed basis for assuming a change in service frequency, tender volume or route allocation. The near-term capacity effect is clear; the transport effect remains unquantified.

Indurent’s refurbishment and landlord relationship

Indurent’s September 2025 acquisition came with a comprehensive refurbishment programme to lift the building to high specification. The release placed completion of the remaining works in the coming weeks. Dove Valley Park sits within a strategically positioned Midlands logistics hub, according to the announcement.

George Goldsmith, senior asset manager at Indurent, described the portfolio strategy:

“One of the key advantages of our national portfolio is that we’re able to support customers as their requirements evolve.”

“We’ve worked with Utopia Brands since 2020, helping the business move into larger premises as it has grown. This latest letting is a great example of how we can provide the space and flexibility our customers need.”

Goldsmith’s account matches Utopia’s leasing path: an initial 18,000 ft² unit, two further Peterborough units adding 19,000 ft², then a 54,000 ft² move to Derby and now 129,139 ft² in Foston. The latest expansion has been gradual and sequential, not a one-off expansion.

The strategic test now is operational rather than celebratory. Refurbishment is nearly done, but the announcement leaves open how much activity will transfer from Derby, how much will be added and when either will occur. With works due to finish in the coming weeks, the next checkpoint is how much distribution capacity the 129,139 ft² site can add, and on what timetable.
