Key points05

  • Padrock let two units at its £75m, 225,340ft² Hertford Logistics Hub, both on 10-year leases.
  • Pellenc ST took 8,290ft² for a demonstration, testing and training facility.
  • Vision Group occupied 9,890ft² to support growth of its managed print and workplace IT services.
  • The 16-unit scheme achieved BREEAM Outstanding and EPC A+ ratings on an 11-acre brownfield site.
  • Padrock says it is in advanced discussions with further prospective tenants.

Two new 10-year leases have lifted occupancy at Padrock's £75m, 225,340ft² Hertford Logistics Hub, with recycling technology manufacturer Pellenc ST and workplace technology provider Vision Group taking a combined 18,180ft² of Grade A space.

Pellenc ST has taken 8,290ft² and will run a demonstration, testing and training facility for its sorting technology from the unit. Vision Group has occupied a 9,890ft² unit to support the growth of its managed print, content management and workplace IT services.

The deals mark continued momentum for a scheme developed on an 11-acre brownfield site in Hertford, comprising 16 urban multi-let industrial and logistics leasehold units. For occupiers, the attraction is twofold: high-specification sustainable space and a road network position within easy reach of three motorways.

Why are mid-box occupiers targeting Hertford?

Location sits at the centre of the scheme's pitch. Hertford Logistics Hub sits close to the A414 and one mile from the A10, giving direct access to the A1(M), M11 and M25 — the arterial corridors that connect Hertfordshire distribution traffic to London, the Midlands and the Channel ports.

For service businesses such as Vision Group, that means same-day coverage of the capital and the wider South East from a single base. For Pellenc ST, which needs to host客户 demonstrations and training on physical equipment, the connectivity supports engineer and client visits across the region.

Sustainability credentials also differentiate the asset. The hub has achieved BREEAM Outstanding and EPC A+ ratings, plus alignment with EU Taxonomy objectives — standards Padrock treats as baseline across its developments. For corporate occupiers with their own emissions reporting obligations, an A+ EPC rating can materially reduce running costs and reporting friction.

What does the letting mean for the local industrial market?

Jamie Young, investment and development manager at London-based Padrock, framed both deals as demand-led. "Pellenc ST and Vision are both growing businesses that needed high-specification, sustainable accommodation in order to expand," Young said.

He added: "Hertford Logistics Hub provides both companies with that requirement, in a location which has fast access to excellent transport links to the wider region and beyond."

The two lettings cover just over 8% of the hub's total floorspace, leaving roughly 207,000ft² still available across the remaining units. Yet Young reports a strong pipeline for the rest.

"Demand for the remaining space remains high. We are in advanced discussions with a number of other prospective tenants for Hertford Logistics Hub which we will announce in due course," he said.

At a combined 18,180ft² across two deals, the average unit size of these lettings — roughly 9,000ft² each — fits the urban multi-let model: smaller footprints than big-box distribution but larger than traditional light industrial stock, targeting trade counters, labs, training facilities and service operations.

For landlords and developers watching the Hertfordshire market, the pattern is familiar. Brownfield sites inside established towns, redeveloped to Grade A standard with top-tier energy ratings, are absorbing occupier demand that legacy stock cannot serve — particularly from businesses under pressure to cut the operational carbon of their premises.

Padrock's stated pipeline of advanced tenant discussions suggests further announcements from Hertford are likely, pointing to continued absorption of the hub's remaining space in 2025.
