Key points05
- eLing GmbH leased a 4,250m² unit at FlexCity Mülheim on a long-term basis
- The unit comprises c. 3,500m² warehouse, 400m² mezzanine and 350m² office
- The site sits 2.7km from the A40 motorway and 17.6km from the Port of Duisburg
- FlexCity Mülheim's new buildings, completed in 2026, offer around 23,840m² of lettable space
- A twin unit of matching size and layout remains available at the park
eLing GmbH has signed a long-term lease on a 4,250m² unit at FlexCity Mülheim, Frasers Property Industrial's newly completed logistics park in Mülheim an der Ruhr. That's roughly 46,000ft² — about the footprint of ten tennis courts — placed squarely in the Rhine-Ruhr metropolitan region.
The deal, brokered by REALOGIS Immobilien Düsseldorf, breaks down into roughly 3,500m² of warehouse, 400m² of mezzanine and 350m² of office. For a fulfilment provider, that mix matters: mezzanine space buys sorting and value-added handling without expanding the building's footprint.
The site sits at Mellinghofer Straße 55/Kranbahnallee 12, about 2.7km from the A40 motorway and 17.6km from the Port of Duisburg. Duisburg, of course, is Europe's largest inland port and the German endpoint of most China–Europe rail services. A short truck hop from there to the Ruhr's densest consumer market is the sort of arithmetic warehouse occupiers like.
What does the unit offer?
The specification reads like a mid-box lettings brochure, but the details are commercially relevant:
- Clear height of approximately eight metres — enough for racked storage with headroom to spare
- Three loading ramps for curtainsider and box-van operations
- Two van doors plus one ground-level loading door
- Air-source heat pump and LED lighting, which will matter for energy-cost reporting as German commercial building rules tighten
Eight-metre clear height is the pragmatic middle of the German logistics market. It's not the twelve-metre big-box spec you'd see in a national distribution centre, but for regional fulfilment it maximises cube without inflating rent per square metre.
A park built on Siemens ground
FlexCity Mülheim occupies part of the former Siemens Techno-Park site, which extends across approximately 195,000m². The new buildings, completed in 2026, provide around 23,840m² of lettable space aimed at logistics, manufacturing and other commercial occupiers.
One more unit — matching the size and layout of the one eLing has taken — is still available. A twin unit next door is a useful fact for any occupier weighing the market: it means roughly 4,250m² of comparable space can still be had in a park that already has an operating fulfilment tenant as proof of concept.
The Rhine-Ruhr region remains one of Europe's tightest industrial property markets, with 11 million-plus people living within easy delivery range of Mülheim. For eLing, the location puts next-day — likely same-day — coverage across the Ruhr conurbation within reach.
What does this change for shippers?
For shippers and e-commerce sellers shipping into western Germany, an additional 3,500m² of operational warehouse in the Ruhr adds fulfilment capacity in exactly the catchment where consumer demand is thickest. For forwarders, it's one more address for regional last-mile injection.
For landlords and developers, the letting signals that recently completed stock in the Ruhr is still finding tenants at long-term commitments — brokered, in this case, through REALOGIS's Düsseldorf office rather than done in-house.
The verdict: a measured, well-located deal. Nothing dramatic, but in a market where new logistics space near Duisburg doesn't sit empty for long, the second twin unit probably won't either.
The letting also lands ahead of IntraLogisteX Düsseldorf, which convenes logistics, fulfilment and supply chain leaders in the city on 16–17 June 2027 — a useful marker for anyone tracking where Rhine-Ruhr occupier demand heads next.
