Maersk has fired up a 71,800-square-metre warehouse on Germany's A4 corridor in Herleshausen, Hessen, leasing the facility long-term at Panattoni Park Bad Hersfeld Ost to run distribution for an unnamed online retailer.
The site's 62,800 sqm of warehouse floor, 2,900 sqm of offices and 6,100 sqm of mezzanine came online for receipts in August. Outbound dispatch to the retailer's German and other European delivery centres started only this month, the operator said.
Why this stretch of autobahn?
The A4 runs Frankfurt to Dresden, and Bad Hersfeld sits between Kassel and Fulda — close enough to overnight most German metros. Logistics directors have watched this corridor tighten for two years as 3PLs and online-retail DCs crowded back into inland brownfields.
The site arrived fitted for a low-emissions brief. Maersk installed rooftop solar panels, a rainwater collection system and charging points for electric trucks at the dock. Racks run to almost 12 metres high on the warehouse floor — category-killer vertical density for a German inland build.
What about the customer?
Maersk is not naming the online retailer. Whoever it is, they're pushing enough volume through Herleshausen to demand year-round staffing of 300 to 400 — and a near-doubling for the October-to-December rush.
"In the more than 62,000 sqm storage space in Herleshausen products of all kinds have been filling up quickly since August, [and] outbound operations have started only now with the onward distribution of the goods to German and other delivery centres of an online retailer," Maersk said in a statement.
That phrasing matches a tier-one B2C platform pushing holiday stock through a single inland hub. It also explains why the warehouse opened mid-peak rather than in spring — the customer needed floor live before December.
How many jobs?
The site today runs on 150 staff. Maersk plans to push that to 300-400 permanent positions at full ramp, according to Ole Trumpfheller, Managing Director of Maersk Area Northern Europe Continent.
Seasonal surge roughly doubles the headcount. "During the peak season in online retail between October and December, there will be a total of up to 1,000 employees to keep the seamless flow of goods running," Trumpfheller said. "More hiring ongoing every day."
A 1,000-employee spike at one inland warehouse is unusual inside Germany, where most contract logistics hubs run 150-300 staff. Either the retailer is consolidating German flows through Herleshausen, or Maersk is pre-staging Black Friday and Christmas volume it doesn't yet have room for elsewhere.
What does this mean for shippers?
Three signals worth flagging:
- Inland German big-box capacity is back in fashion after two thin years. Online-retail demand and a recovering B2C curve are pulling developers and tenants back into speculative builds.
- Panattoni keeps winning the German autobahn build-to-lease race. Its Bad Hersfeld park is the latest in a string of similar hubs near Kassel, Leipzig and the Ruhr.
- Maersk is signing leases, not buying land. Long-term tenancy keeps capex off the balance sheet but locks the operator in for 8-12 years the moment freight rates soften.
What's next?
Maersk hasn't disclosed lease term or rent. Trumpfheller flagged throughput will rise in stages as the retailer's outbound wave ramps toward Black Friday and the December peak. Watch Maersk's Q4 update — German inventory drawdown will tell whether these 1,000-employee peaks become the new floor or fade back to 400.
