Key points05

  • Campeys of Selby leased 190,527ft² at Sherburn 42, near Leeds
  • The letting brings occupancy at the 660,000ft² estate to 91%
  • Campeys relocates from Konect62 in Knottingley to its new principal site
  • Sherburn 42 holds BREEAM 'Excellent' and EPC 'A' ratings with rooftop solar
  • The deal sits within over 1 million ft² of Cain leasing across the UK and Europe in 2026

Campeys of Selby has taken 190,527ft² at Sherburn 42, a letting that lifts occupancy at Cain's 660,000ft² logistics estate near Leeds to 91%. For a regional haulier, that's a serious commitment of floor space — roughly two and a half football pitches under one roof.

The fourth-generation, family-owned business will relocate from Konect62 in Knottingley, making Sherburn in Elmet its principal operating site. Campeys isn't expanding into a second hub. It's moving house, wholesale, and betting on Grade A specs to carry the move.

What does the site actually offer?

Sherburn 42 comprises four Grade A industrial units sitting adjacent to Sherburn Enterprise Park, less than six miles from Junction 42 of the A1(M). That motorway link is the commercial point: it puts the site within easy reach of the Yorkshire distribution corridors without the congestion costs of a city-centre depot.

The green credentials stack up too. The estate carries BREEAM 'Excellent' and EPC 'A' ratings, alongside WELL Ready status, and the units feature rooftop solar photovoltaic panels. For occupiers facing rising energy bills and tightening disclosure rules, those aren't decorative. They're operating cost and compliance, folded into the rent.

Dominic Higgitt, senior associate at Cain, said: "Sherburn 42 is a great fit for Campeys' needs, and we're pleased to support the next stage of the business's growth as it establishes its principal site at the estate."

Landlord diplomacy, of course. But a 91%-full estate speaks more plainly than a press release quote.

A million square feet and counting

The deal forms part of more than 1 million ft² of leasing activity completed across Cain's UK and European logistics portfolio during 2026. That's the frame that matters here. One letting is a transaction; a million square feet in a single year across two continents is a strategy.

For Yorkshire's industrial market, the signal is twofold. First, Grade A space near arterial motorway junctions is still leasing, and leasing quickly. Second, mid-sized regional operators — not just national 3PLs — are the ones signing. Campeys is a family firm, fourth generation, headquartered eight miles down the road in Selby. Local money is filling local sheds.

What does this change for shippers?

Practically, Campeys' customers get a modern, energy-rated base with better motorway access than the old Knottingley site. A principal operating site at Junction 42-adjacent Sherburn should mean tighter linehaul timings for Yorkshire and North East flows, though the company hasn't published service changes yet.

For forwarders watching the Leeds corridor, the takeaway is simpler: available Grade A capacity there keeps shrinking. Nine percent of 660,000ft² doesn't leave much room for the next tenant with similar ambitions.

The trajectory, on Cain's side at least, points to more of the same — with a million square feet already banked in 2026, further lettings across the portfolio look likelier than a pause.
