Debenhams Group will move its entire fulfilment operation to Burnley under a new deal with GXO Logistics, creating more than 1,200 jobs and ending its presence in Sheffield by early 2027.
The agreement puts GXO in charge of global distribution for the retail group's five brands: Debenhams, PrettyLittleThing, boohoo, MAN and Karen Millen. It's a full outsourcing of the fulfilment stack, not a co-managed site — GXO runs the facility, the retailer sells the goods.
The Burnley move follows a £90 million deal announced in September, when Debenhams Group agreed to sell its Sheffield distribution centre to Primark. Primark gets a ready-made big-box site; Debenhams Group gets cash and a leaner asset base. Sheffield keeps operating until early 2027, which gives the group roughly two years to migrate volumes without a hard cutover.
Why Burnley, and why now?
This is a return, not a fresh bet. The group's Heasandford site in Burnley handled boohoo's distribution for years, and the town served as the primary distribution location for over a decade before operations consolidated elsewhere.
Dan Finley, chief executive officer of Debenhams Group, said: "Burnley has played an important role in the group's history, as the primary distribution location for over a decade. We're excited to be combining our years of experience operating in the town with GXO's fulfilment expertise, to support the next phase of the Group's growth."
Translation: the group knows the labour market, the roads and the building. That de-risks a migration that would otherwise be a textbook way to lose a peak season.
Russell Atkinson, managing director of fashion and apparel at GXO UK & Ireland, said: "We're excited to begin this new partnership with Debenhams, bringing GXO's retail logistics expertise and global network to support its continued growth." GXO already runs fashion and apparel contracts across the UK, so onboarding a five-brand portfolio slots into existing capability rather than stretching it.
What does this change for shippers and the 3PL market?
For Debenhams Group's suppliers and wholesale partners, the practical change is a single Lancashire gateway for global distribution from 2027 instead of a South Yorkshire one. Anyone feeding stock into the network should expect routing and lead-time updates well before the Sheffield wind-down completes.
For the contract logistics market, it's another signal of consolidation. A 1,200-job site is a serious win for GXO in a sector where fashion fulfilment contracts have been contested on price since the e-commerce boom cooled. Lancashire gains; Sheffield eventually loses the operation, though Primark's occupation of the site softens the local employment hit.
For forwarders and parcel carriers serving the group, a Burnley hub shifts linehaul geography north-west. Peak-season volume planning for brands like boohoo and PrettyLittleThing will need to account for the new origin point.
A two-year runway
The early-2027 completion date matters more than the announcement itself. Two years is enough time for a phased brand-by-brand migration — the five labels have different catalogues, return profiles and seasonal peaks, and GXO will almost certainly sequence them rather than flip a switch.
It also means Primark waits a while before occupying Sheffield. A £90m purchase with a 2027 handover is a patient-acquirer structure, not a distressed flip.
Expect recruitment in Burnley to begin well ahead of the transfer, and expect the migration milestones to surface in updates from both companies as 2026 progresses. If the group hits the timeline, GXO will be running one of the larger single-site fashion fulfilment operations in northern England by spring 2027.
