Key points04

  • ATA Trading leases c. 4,000m² (43,055ft²) of temperature-controlled space at Ackumulatorn 2 & 8, Helsingborg
  • The deal expands ATA Trading's footprint more than fivefold, from c. 900m² to c. 4,900m²
  • Mileway will install temperature-controlled storage, LED lighting and refurbished interiors at the Långeberga property
  • ATA Trading imports fruit and vegetables from across Europe for distribution to wholesalers throughout Sweden

ATA Trading AB has more than quintupled its cold storage footprint in Helsingborg, signing a lease with Mileway for roughly 4,000m² of temperature-controlled warehouse space — about 43,055ft² — at Ackumulatorn 2 & 8.

The deal lifts the food wholesaler's presence at the property from approximately 900m² (9,687ft²) to 4,900m², or 52,743ft². That's a fivefold-plus jump in one signature, which doesn't happen often in Swedish grocery logistics.

Mileway is putting money into the building as part of the agreement. The landlord will install temperature-controlled storage and LED lighting, and refurbish interior finishes to create a modern, energy-efficient environment for food handling and distribution.

Who is ATA Trading and why Helsingborg?

ATA Trading is a Helsingborg-based food wholesaler specialising in fruit and vegetables. It imports from suppliers across Europe and distributes to wholesalers throughout Sweden. The extra space gives it capacity to support continued growth and to streamline its logistics and distribution operations.

Location mattered more than square footage here. Ackumulatorn 2 & 8 sits in Långeberga, one of Helsingborg's most established logistics areas and a genuine hub for food and fresh produce distribution. For a company moving perishables from European growers to Swedish wholesalers, staying close to key transport routes isn't a nice-to-have — it's the business case.

What does this change for shippers and landlords?

For ATA Trading, the practical answer is capacity and throughput. The company could not keep growing out of 900m², and a fivefold expansion in the same cluster means no disruption to its supplier and customer networks. The fit-out — cold rooms, LED lighting, refurbished interiors — should cut energy costs in a segment where refrigeration is a major line item.

For Mileway, the lease shows the economics of upgrading rather than rebuilding. The investment in temperature-controlled capability at Långeberga signals where the landlord sees demand: grocery distribution and food handling space that meets modern logistics requirements.

What the parties said

Jacob Goldmann, country director at Mileway Sweden, said: "We are delighted to build on our relationship with ATA Trading and support its expansion in Helsingborg."

He added: "This agreement reflects our commitment to providing flexible, high-quality logistics space that can adapt as our customers' businesses grow."

The tenant's side was equally direct. A statement from ATA Trading noted: "The additional space gives us the capacity we need to support our continued growth. It was important for us to remain in Långeberga, with excellent access to key transport routes and premises adapted to our operational needs."

The read-through

For context on scale: 4,900m² is roughly the floor area of ten Olympic swimming pools, all of it dedicated to keeping produce at the right temperature between European suppliers and Swedish shelves.

The deal fits a wider pattern. Cold chain capacity in the Nordics keeps tightening as grocery retailers demand fresher produce, faster turns and tighter temperature discipline. Wholesalers that lock in modern, energy-efficient space near established food hubs gain an edge over rivals improvising in older stock.

Mileway's willingness to fund upgrades — temperature control, LED lighting, interior refurbishment — as part of a lease negotiation suggests landlords expect cold storage to remain a landlord's market. Tenants with growth plans, like ATA Trading, appear willing to commit to larger footprints to secure it.

Expect more of these expansion-in-place deals in Långeberga and similar Nordic food hubs, as capacity constraints and energy-efficiency requirements push wholesalers toward upgraded, temperature-controlled facilities.
