Perfect Group has leased the largest unit at Chancerygate's £27m Audio Park urban logistics development in Southwater, near Horsham, taking 33,720ft² to consolidate a removals and storage operation that had outgrown its previous base in the town.
The company, which provides domestic and international removals, relocation, storage and furniture hire services, has relocated from its existing Horsham premises rather than move out of the area. It also operates facilities in Exeter, Brighton, Walsall and Welwyn Garden City.
The driver behind the move is capacity, in two dimensions. Perfect Group said the new facility provides additional storage space and greater operational height, allowing it to hold more stock within a single building as the storage business grows.
Lucky Gohler, chairman of Perfect Group, said: "Our previous base in Horsham had reached capacity and we needed a building that could support the growth of our storage business without taking us away from the area."
He added: "Audio Park gives us exactly that, the increased eaves height meaning we can hold considerably more within a single facility as we continue to grow."
For Chancerygate, the letting narrows availability at the seven-unit scheme to six units, ranging from 8,300ft² to 13,635ft². Audio Park sits close to the A24 between Crawley and Worthing, positioning it for last-mile distribution into a densely populated corridor of West Sussex. The development carries BREEAM Excellent and EPC 'A' ratings — increasingly a baseline requirement for occupiers weighing energy costs against rent.
The deal underscores sustained occupier demand for logistics and storage space near major population centres, where supply remains constrained by the scarcity of development sites. Eaves height has become a key differentiator in that market: occupiers priced out of larger footprints can unlock cubic capacity instead, squeezing more inventory from the same land take.
For removals and storage operators specifically, the calculus is tight. Their customer base is local, so relocating far from the catchment damages service levels and adds transport cost. Perfect Group's choice to stay within the Horsham area — trading up to a taller, larger building on a new park rather than dispersing stock across multiple sites — reflects the operational logic now shaping small and mid-sized urban logistics take-up across the South East.
