JINGDONG Property, the infrastructure investment and asset management arm of JD.com, has signed an agreement with KEZAD Group to develop a 150,000-square-metre logistics facility in Abu Dhabi, marking a significant expansion of the Chinese e-commerce giant's logistics footprint in the UAE.

The facility will rise in KEZAD Area A – Al Ma'mourah, one of the UAE's largest integrated trade and industrial zones, with delivery expected in 2028. The project pairs warehousing space with automated systems and digital operations, positioning the site to serve companies moving goods across both regional and international markets.

For shippers and third-party logistics providers, the deal signals growing availability of modern, technology-enabled warehouse capacity in a Gulf corridor increasingly central to Asia–Middle East trade flows. JINGDONG Property plans to use the development to offer flexible warehousing and logistics solutions across multiple industries, and will provide customised development services so the infrastructure can be adapted to individual customer requirements.

The facility will incorporate smart automated warehousing systems and digital technologies to manage operations. The project is also expected to support multimodal logistics activities, drawing on KEZAD's transport infrastructure and its connections to regional and international trade networks.

"This milestone logistics facility in KEZAD represents a critical step in JINGDONG Property's UAE expansion strategy," said Feng Guo, CEO of JD.com Middle East. He added that the development will leverage KEZAD's location and infrastructure to provide multimodal logistics solutions for fast-moving supply chains.

Once operational, the facility is expected to create around 1,000 direct jobs across logistics, distribution and administrative functions. Indirect employment is also anticipated in manufacturing, retail, transportation and support services — an employment multiplier that underscores the scale of the investment relative to typical warehouse developments.

"The establishment of this advanced logistics facility reflects the growing confidence of international investors in Abu Dhabi's economic ecosystem," said Mohamed Al Khadar Al Ahmed, CEO of KEZAD Group.

The deal adds to an already substantial global platform. JINGDONG Property currently manages more than 300 infrastructure assets worldwide, representing over 28 million square metres of gross floor area and more than US$16 billion in assets under management. Its portfolio spans logistics parks, business parks and data centres, serving customers across e-commerce, third-party logistics, manufacturing and retail.

For KEZAD, the agreement reinforces its push to anchor international logistics operators within its zones and strengthen Abu Dhabi's position as a multimodal distribution hub between Asian production centres and consumer markets in the Middle East, Africa and Europe. For forwarders and 3PLs weighing Gulf network options, the 2028 delivery date places the new capacity firmly in the medium-term planning horizon rather than near-term relief. With JINGDONG Property committing capital at scale and KEZAD courting international investors, expect further announcements of large-format, automation-led logistics builds in Abu Dhabi as the emirate competes for supply chain infrastructure capital.
