T. Parker Host will invest $50 million to expand rail, warehouse and dock capacity at Avondale Global Gateway, the former Avondale Shipyard on the Mississippi River near New Orleans. The project, announced Wednesday, includes a 200,000-square-foot warehouse, rail improvements and dock work, with completion scheduled for December 2027.

Avondale expects the new warehouse to lift total indoor storage to approximately 2 million square feet. It will become the first new building at the site since the 1970s, a notable marker for a former yard now focused on logistics and industrial tenants.

HOST also plans to activate the site’s fifth deepwater dock, increasing capacity to handle up to six vessels simultaneously. The company said work on the infrastructure improvements is already underway.

The $50 million capital program breaks down as follows:

  • $15 million for rail improvements.
  • $15 million for the warehouse.
  • $5 million for dock upgrades.
  • $5 million for roads.
  • $5 million for expanded site and laydown capacity.
  • $5 million for equipment.

Rail and warehouse work receives $30 million, or 60%, of the program. The remaining $20 million divides evenly among docks, roads, site and laydown space, and equipment.

What does the expansion change for shippers?

For shippers, the near-term gain is handling and storage capacity: roughly 2 million square feet indoors and up to six vessels at once. For ocean and rail carriers, Avondale offers deepwater access alongside Class I rail connections at the same Mississippi River location.

For forwarders, HOST says the additional space can support long-term customer operations, including processing and manufacturing, rather than cargo handling alone. HOST intends the expansion to strengthen Avondale’s role as an industrial gateway for the Gulf Coast.

HOST describes Avondale as North America’s leading copper import terminal. The facility recently secured a long-term agreement with a major energy equipment manufacturer.

It also handled what HOST called the first significant shipment of Venezuelan primary aluminum to the United States in more than eight years. HOST says demand for copper, power-generation equipment and other industrial materials, including those used in data-center construction and artificial intelligence infrastructure, is helping drive the need for additional capacity.

“We’re building Avondale for what comes next,” said Adam Anderson, chairman and CEO of T. Parker Host. “When a company looks at Louisiana for its next major investment, we want the infrastructure to already be here. This $50 million investment gives our customers the ability to move faster and grow here for the long term.”

The expansion is expected to create approximately 100 additional HOST jobs, taking the company’s Avondale workforce above 400. With further tenant developments anticipated, HOST expects approximately 1,000 people to work across the industrial campus each day by 2028. HOST also expects the improvements to attract hundreds of millions of dollars in additional private investment from industrial tenants.

Public support directed toward the rail work totals $6.95 million:

  • Louisiana Economic Development: $2.6 million interest-free loan through the FastSites Program.
  • Louisiana Legislature: $3.1 million in approved capital funding.
  • Jefferson Parish: $1.25 million committed.

Located in Jefferson Parish along the Mississippi River, Avondale handles more than 75 commodities. It offers deepwater access, Class I rail connections, warehouse space and land for industrial development.

HOST acquired the former shipyard property in 2018 and has been redeveloping it as a logistics and manufacturing center. The operating model has changed more than the address: ship construction has given way to cargo handling, storage and industrial operations.

By 2028, the decisive measure will be whether tenant commitments put the added warehouse and rail capacity to work, support six-vessel handling and deliver roughly 1,000 daily workers plus hundreds of millions of dollars in private investment. The construction timetable is clear; tenant demand will decide how far Avondale travels.
